New Construction vs. Resale Near Fort Benning: Which Should You Actually Consider?

If you’re planning to buy a home after moving to Fort Benning, chances are you’ll end up touring both new construction and resale homes.

It’s a question I get pretty regularly:

“Should we build, or should we buy an existing home?”

The truth is, neither option is automatically better. I’ve helped clients purchase both, and each has its advantages depending on your timeline, budget, and what you’re looking for in a home.

I also have a different perspective than most agents because my own family built a home before our PCS to Fort Benning. Now that we’ve lived here for a few years, there are definitely things I’d do again—and a few things I’m really glad we had help navigating.

Why We Chose New Construction

Before moving to Georgia, we decided to build in Garrett Pines in Midland.

For us, it wasn’t about having the biggest or newest house. It was about making our move a little easier.

We liked the idea of moving into a home where the major systems were brand new. We also loved being able to personalize the home before we ever unpacked a box. Choosing finishes, flooring, paint colors, and a few upgrades meant it already felt like our home by the time we arrived.

Looking back, that part of the process was absolutely worth it.

What Surprised Me About Building

Before we built, I assumed once we signed the contract, we’d mostly just wait for the house to be finished.

In reality, there are months of decisions, progress updates, inspections, and different trades moving in and out of the home.

Most of the process went very smoothly.

There was one moment, though, that reminded me why having your own Realtor matters.

During one of our Realtor’s walkthroughs, they noticed the builder had started installing the standard builder-grade tub in our primary bathroom.

The only problem?

We had specifically selected—and paid for—a freestanding soaking tub during our design appointment.

It wasn’t a huge issue, and the builder corrected it right away. But if no one had been checking on the progress, it’s entirely possible we wouldn’t have noticed until much later.

When you’re coordinating a move from another state—or even another country—that extra set of eyes can make a big difference.

Do You Need a Realtor for New Construction?

This is probably the biggest misconception I hear.

A lot of buyers assume they don’t need representation because they’re buying directly from the builder.

The builder’s sales consultant is there to help you purchase one of their homes. They know the community and the building process incredibly well.

Your Realtor has a different job.

They’re there to represent you.

That might mean helping you compare multiple builders instead of just one neighborhood, explaining contracts, checking on construction while you’re stationed elsewhere, coordinating inspections, or simply answering questions that don’t necessarily involve the builder.

One thing that’s also worth knowing is that many builders require your Realtor to accompany you on your very first visit or be registered before you tour the model home. Every builder has different policies, but it’s something I always recommend checking before stopping by a sales office.

Is New Construction Perfect?

Not at all.

We’ve been incredibly happy with our home, but we also had our fair share of cosmetic punch-list items after closing.

A little drywall work.

Some paint touch-ups.

Minor trim adjustments.

Nothing major, and honestly, nothing unexpected.

Every house has a list of things that need attention, whether it was built last month or in 1995.

That’s one of the reasons I still recommend an independent home inspection on new construction. Just because a home is brand new doesn’t mean it shouldn’t be inspected.

When I Usually Recommend Resale Instead

As much as I enjoyed building our home, I don’t automatically steer buyers toward new construction.

Sometimes an existing home is simply the better fit.

For example, I often recommend resale homes when buyers:

  • Want mature trees and established landscaping.
  • Prefer neighborhoods with more character.
  • Need a shorter timeline.
  • Want a larger yard.
  • Find a home that’s already been updated in the area they love.

Some of my favorite neighborhoods around Columbus aren’t new at all.

The right house isn’t always the newest one.

New Construction Communities to Explore Near Fort Benning

If you’re interested in building, these are a few communities I’d recommend adding to your list. Builders, inventory, and pricing change regularly, but these are some of the communities military buyers commonly explore.

Garrett Pines – Midland, GA

A growing Midland community with convenient access to Fort Benning. This is where my family built, and it’s been a great place to call home.

Heiferhorn Farms – North Columbus, GA

Popular with buyers looking for newer homes while staying close to shopping, restaurants, and schools on the north side of Columbus.

Enclave at Cartledge Creek – Midland, GA

Offers spacious floor plans and newer construction in one of the area’s fastest-growing locations.

Elliott’s Walk – Columbus, GA

Provides newer homes at a variety of price points with convenient access to Fort Benning.

Ivy Park – Fort Mitchell, AL

One of the more popular Alabama communities for military families looking to stretch their budget while keeping a reasonable commute.

Heartland Havens – Fort Mitchell, AL

Modern floor plans and convenient access to post make this a community worth considering.

The Estates at Westgate – Fort Mitchell, AL

Features larger homes and multiple floor plans for buyers wanting extra space.

Cherry Hill – Smiths Station, AL

A good option for buyers looking for newer construction with a suburban feel.

Smiths Crossing – Smiths Station, AL

Another community that’s popular with military families who don’t mind a slightly longer commute in exchange for newer homes and highly regarded schools.

Mulberry Grove – Harris County, GA

Ideal for buyers who prioritize schools, larger lots, and a quieter setting over being as close to Fort Benning as possible.

So… Which Would I Choose Again?

Honestly?

I wouldn’t choose new construction just because it’s new.

I’d choose the home that best fits our family’s goals.

For us, building was the right decision. We were able to customize the home, move into a house that fit our style from day one, and we’ve been fortunate that any issues we’ve had have been relatively minor cosmetic items.

For someone else, that answer could easily be a resale home in an established neighborhood.

That’s why I usually encourage buyers to tour both before deciding. Sometimes the home you thought you wanted isn’t the one you end up loving.
