Where Do Military Families Actually Live Near Fort Benning?

If you’re preparing for a PCS to Fort Benning, you’ve probably searched something along the lines of:

“What’s the best area to live near Fort Benning?”

The truth is, there isn’t one right answer.

Some families prioritize the shortest commute possible. Others want highly rated schools, acreage, newer construction, a pool, or simply the most house for their budget.

After helping military families relocate to the area, I’ve found that most buyers end up focusing on a handful of communities, each with its own personality and advantages.

If you’re trying to narrow down your search, here’s where military families actually tend to live near Fort Benning and why.

North Columbus

North Columbus is one of the most popular areas for military families who plan to stay for several years.

The area offers established neighborhoods, shopping, restaurants, parks, medical facilities, and convenient access to everyday necessities. You’ll also find a wide variety of housing options ranging from starter homes to larger executive-style properties.

Many families are willing to accept a slightly longer commute because they value the amenities, school options, and overall convenience that North Columbus provides.

Best for:

  • Families planning to stay long term
  • Buyers who want shopping and restaurants nearby
  • Established neighborhoods
  • Resale-minded buyers

Typical commute to Fort Benning: 20–35 minutes depending on gate access and traffic.

Midland

If North Columbus and country living had a middle ground, it would probably be Midland.

Midland has become one of the fastest-growing areas for military families thanks to newer construction, larger lots, highly regarded schools, and a quieter suburban feel.

As a military spouse myself, Midland is where my family chose to settle. We enjoy having a little more space while still being close enough to shopping, restaurants, and everyday conveniences.

Best for:

  • Families with children
  • Newer homes
  • Larger lots
  • Buyers wanting a suburban feel

Typical commute to Fort Benning: 25–35 minutes.

Phenix City, Alabama

Many military families begin their search in Georgia but quickly realize they should also explore Alabama.

Phenix City often provides more home for the money and a wide variety of neighborhoods, from historic homes near downtown to newer developments throughout the city.

For buyers working within a specific monthly payment range, Phenix City frequently ends up on the shortlist.

Best for:

  • Budget-conscious buyers
  • First-time homebuyers
  • Buyers wanting maximum square footage
  • Families open to both Alabama and Georgia

Typical commute to Fort Benning: 15–30 minutes.

Smiths Station, Alabama

Smiths Station is one of the most common alternatives to Phenix City.

Buyers are often drawn to the area’s newer neighborhoods, larger lots, and small-town feel. While the commute is slightly longer for some locations, many families find the tradeoff worthwhile.

Best for:

  • Newer construction
  • Larger lots
  • Long-term homeowners
  • Families seeking a quieter pace

Typical commute to Fort Benning: 25–40 minutes.

Fort Mitchell, Alabama

For buyers who want to be close to post while still living off base, Fort Mitchell deserves a look.

The area sits near the back gate of Fort Benning, making it a popular choice among service members who value convenience and shorter commute times.

You’ll often find larger homes at price points that surprise buyers relocating from higher-cost markets.

Best for:

  • Short commutes
  • Growing families
  • Buyers wanting larger homes
  • Service members who spend significant time on post

Typical commute to Fort Benning: 10–20 minutes.

The Areas That Fly Under the Radar

Not every military family ends up in the neighborhoods that dominate relocation guides.

In fact, some of my happiest clients have purchased homes in areas that many newcomers have never even heard of.

Upatoi

Upatoi offers a unique blend of convenience and space.

Many properties sit on larger lots, and buyers can enjoy a more rural atmosphere without committing to a lengthy commute. It’s a great option for those who want room for hobbies, workshops, RV storage, or simply a little extra privacy.

Best for:

  • Larger lots
  • Hobby farms
  • Buyers wanting a country feel close to town

Ellerslie

Located in eastern Harris County, Ellerslie has become increasingly popular with buyers looking for acreage and privacy.

The area offers a peaceful setting while still maintaining reasonable access to Columbus and Fort Benning.

Best for:

  • Acreage buyers
  • Families seeking privacy
  • Buyers wanting room to spread out

Waverly Hall

Waverly Hall delivers true small-town charm.

While the commute is longer, buyers often find larger properties, newer construction opportunities, and a slower pace of life that can be hard to find closer to the city.

Best for:

  • Acreage
  • New construction
  • Rural living

Hamilton

As the county seat of Harris County, Hamilton offers a blend of small-town living and convenience.

Many buyers are attracted to custom homes, larger parcels, and the opportunity to enjoy a quieter lifestyle while remaining within commuting distance of Columbus.

Best for:

  • Horse properties
  • Custom homes
  • Long-term homeowners

Cusseta

Cusseta is one of the closest rural communities to Fort Benning and often gets overlooked entirely.

For military families who want land, lower housing costs, and quick access to post, it’s worth considering.

Best for:

  • Budget-conscious buyers
  • Acreage
  • Shorter commutes than many rural alternatives

So Where Should You Live?

The best area near Fort Benning depends entirely on your priorities.

If you want shopping, restaurants, and convenience, North Columbus may be the answer.

If you want newer homes and larger lots, Midland could be a great fit.

If you’re looking for affordability, Phenix City and Fort Mitchell are often worth exploring.

If your dream includes acreage, privacy, chickens, horses, or simply more breathing room, places like Ellerslie, Hamilton, Waverly Hall, Upatoi, and Cusseta deserve a closer look.

One thing I always tell PCS families is that the neighborhoods getting the most attention online aren’t always where people end up buying. Sometimes the perfect fit is a place you had never heard of before your home search began.

If you’re relocating to Fort Benning and trying to decide where to focus your search, I’d be happy to help you compare commute times, neighborhoods, schools, and home prices so you can narrow down the options before you ever step foot in town.
